AC and HVAC Mold Remediation in West Palm Beach

Mold in an AC unit is a moisture problem wearing a machine. The EPA calls condensation on or near the cooling coils a major factor in moisture contamination of duct systems. That is why removal has to start at the coil, not at the smell. How do you get rid of mold in an AC unit?

Getting mold out of an AC system means treating the moisture and the contaminated parts, not spraying the vents. The work runs in four steps:

  1. Find the moisture source, usually condensation at the cooling coils.
  2. Clean hard-surface sheet metal ducts if they show substantial visible growth, the case the EPA says justifies cleaning.
  3. Remove and replace contaminated fiberglass duct liner. The EPA says cleaning it is not sufficient to prevent regrowth.
  4. Control the moisture afterward, the most effective prevention for biological growth in ducts.

Florida AC systems grow mold for a reason

Cold coil, humid air, dark box. The EPA names condensation on or near cooling coils as a major factor in duct moisture contamination. It also lists the inside of ductwork among the places hidden mold grows. That is why you usually smell an AC mold problem before you see it.

Florida stacks the deck further. UF/IFAS, the state's own extension service, notes most molds do best above 60 percent relative humidity. Duct cleaning is not automatically the answer

The duct-cleaning industry sells subscriptions. The EPA does not recommend routine duct cleaning; it recommends cleaning as needed. For mold, the case that justifies a cleaning is specific: substantial visible growth inside hard-surface sheet metal ducts.

There is also a case cleaning cannot fix at all:

  • Sheet metal ducts with substantial visible growth: cleaning is justified.
  • Contaminated fiberglass duct liner: cleaning is not sufficient to prevent regrowth. The EPA says the material should be removed and replaced.

A company that quotes a cleaning for lined ductwork is quoting a repeat visit. Our position is the EPA's position: fix the mold problem, skip the annual subscription.

A real AC mold job treats the system itself

A mold protocol that skips the air handler is incomplete. We make that case on camera here:

UV lights and PCO devices are not removal

The UV question comes up on almost every AC mold call, and we answer it on camera here:

The short version is simple. No device makes a system spore-free forever. The EPA's frame is that mold spores cannot be eliminated from indoor environments. Moisture control is the key to mold control. A UV light or a PCO purifier does not remove contaminated material already sitting in the system. At best it supplements a real fix. Handle the coil condensation and the contaminated parts first. Then buy gadgets, if you still want them.

Run the AC so the mold stays gone

Prevention here is a settings page, not a product:

  • Keep indoor humidity below 60 percent, ideally 30 to 50, per the EPA. The Florida Department of Health draws the same line and adds that below 50 is best.
  • The CDC is stricter: no higher than 50 percent, all day long. An air conditioner or dehumidifier holds it there.
  • Follow UF/IFAS guidance on mold management for the Florida-specific tip: set the thermostat no lower than 78 F in summer, and do not crank it down fast. Dropping the setting too quickly can raise indoor relative humidity.
  • If condensation shows up on windows, walls, or pipes, dry the surface and cut the moisture source quickly.

Controlling moisture is, in the EPA's words, the most effective way to prevent biological growth in air ducts.

Frequently asked questions

Do AC ducts need cleaning every year?
No. The EPA does not recommend routine duct cleaning, only cleaning as needed. For mold, the case that justifies it is substantial visible growth inside hard-surface sheet metal ducts. An annual duct contract does not prevent mold; controlling the moisture in the system does.
Can moldy duct liner be cleaned instead of replaced?
No. The EPA is direct on this one: once fiberglass duct liner is contaminated with mold, cleaning is not sufficient to prevent regrowth. The material should be removed and replaced. A quote that offers to clean lined ductwork is pricing the same problem twice.
Do UV lights stop AC mold?

What humidity should a Florida house hold?
Below 60 percent by the EPA and Florida Department of Health lines, with 30 to 50 percent as the ideal band. The CDC goes tighter: no higher than 50 percent, all day long. In practice, that is your AC and, in damp rooms, a dehumidifier doing the holding.
Should I turn the AC off when I leave for vacation?
No. Most molds do best above 60 percent relative humidity, per UF/IFAS. A closed-up South Florida house climbs past that fast. Leave the system running at a higher setting so it keeps pulling moisture out of the air. We cover snowbird settings in a video on our channel.
