Should you turn the AC off when you leave Florida for vacation?

It feels wasteful to cool an empty house. So every summer, people lock up, kill the thermostat, and fly out. Then August does what August does. If you are weighing leaving the AC on while on vacation in Florida, the mold math says leave it running, and this page gives you the numbers behind that answer plus the exact settings that protect the house without cooling it like anyone is home.

Should you leave the AC on when you leave Florida?

Yes. Set it warmer, never off. Your AC is the machine that removes humidity, and humidity is what grows mold in a sealed house. The EPA says to keep indoor humidity below 60 percent, ideally 30 to 50 percent. The CDC puts its ceiling at 50 percent, all day long. The Florida Department of Health matches: under 60 percent, under 50 is best. And UF/IFAS Extension, writing for Florida homes specifically, notes most molds do best above 60 percent relative humidity. An off AC in a closed Florida house hands mold that number within days.

What happens inside a sealed Florida house with no AC

Close the windows, kill the air conditioning, and the house becomes a terrarium. Outdoor moisture works inward. Indoor moisture stops leaving. The temperature climbs into the range Florida mold likes. The spores are already inside; the EPA is clear they cannot be eliminated from any indoor environment. They were just waiting on the humidity.

The first surfaces to lose are usually the ones nearest moisture. The AC coil and the ductwork around it top the list, since the EPA flags coil condensation as a major source of duct moisture. Closets come next, then leather goods, then furniture backed against exterior walls. Two weeks is plenty. A snowbird season is a feast.

The EPA gives you the early-warning sign to watch for: condensation on windows, walls, or pipes. If those surfaces sweat while the house is occupied and the AC is running, the empty-house version of that week will be worse. Fix the moisture pattern before you book the flight.

The settings that protect an empty house

Here is the away-mode setup we recommend, consistent with the UF/IFAS mold-management guidance for Florida homes:

  • Thermostat: raised, not off. UF/IFAS notes summer settings should not go below 78 F, and warns that dropping the thermostat too fast can actually raise indoor relative humidity. For an empty house, a few degrees above your normal setting keeps the dehumidification cycle alive without cooling for nobody.
  • Humidity target: under 50 to 60 percent, per the EPA, CDC, and Florida DOH numbers above. A cheap hygrometer from any hardware store tells you where you stand before you leave, and again the day you get back.
  • Fan set to AUTO, not ON. Auto lets the coil drain between cycles instead of re-evaporating moisture into the ducts.
  • Ask someone to check weekly. A tripped breaker in June becomes a moldy house by July, and nobody knows until the door opens.

Snowbirds and long closures: extra steps

A two-week trip and a six-month closure are different problems. For the long version, add:

  1. A standalone dehumidifier with a drain hose in the most humid zone, set near 50 percent, so the house has a second line of defense if the AC falters.
  2. Open interior doors and closet doors before you go. Still air pockets behind closed doors are where growth starts first.
  3. Shut off the water main. A supply-line failure with nobody home is how a humidity problem becomes a flood.
  4. Leave blinds partially open in problem rooms. Dark, damp, and still is the exact recipe the health guidance above is written against.

The come-home checklist

Walk in and use your nose before your eyes. A musty, earthy smell that was not there when you left is the earliest signal. Smell hits before stains show.

Then walk the risk spots in order. Check the AC closet and the ceiling under the air handler. Open every closet you shut before the trip. Look at furniture backs against exterior walls. Read the hygrometer you left out and compare it to the under-60 target from the health agencies above. Last, run the AC and smell the first minute of airflow. A moldy first blast points at the coil or the ducts, the exact spots the EPA says condensation feeds.

If something smells wrong, resist the urge to just run the system harder. Moving air through a contaminated handler spreads the problem to rooms it has not reached yet. And do not reach for a spray can either. The EPA's rule holds indoors year round: moisture control is what controls mold. Kill the dampness first. Then clean up what grew.
